Smoke Detector Replacement: What It Involves and What It Costs

An old yellowed hardwired smoke detector being replaced with a new 10-year photoelectric alarm in a Lower Mainland hallway.
Quick answer

Replace a smoke detector 10 years after the date printed on the back, or sooner if it chirps with a fresh battery or goes off every time you cook. Most replacements are a like-for-like swap on the existing box, about 10 to 15 minutes per alarm. With us it's a $99.99 service fee per visit plus $64.99 to $109.99 per alarm, installed, before GST.

I'm Richard. I run The Smoke Alarm Doctor and I do every replacement myself, across Vancouver and the Lower Mainland. Most people only replace their smoke detectors once or twice in all the years they own a home, so it's fair not to know what's involved. Here's the whole thing, start to finish, so you know what you're paying for.

Smoke alarm, smoke detector or fire alarm: same thing?

In a house, townhouse or most condos, yes. People say "smoke alarm," "smoke detector" and "fire alarm" for the same device: the round unit on your ceiling that sounds when it senses smoke. When you search for fire alarm replacement for your home, that's the device you mean.

The one exception is some high-rise towers. There, the detectors in your suite can be part of the building's fire alarm system, wired back to a panel in the lobby. Those belong to the strata and its fire alarm contractor, so I leave them alone and point you to your strata manager.

Six signs a smoke detector needs replacing

It's 10 years past the date

Count from the manufacture date on the back, not the day it went up. Most makers set a 10-year limit (some older combo and CO alarms, 7), and fire departments, Vancouver's included, say the same. More in how long do smoke alarms last.

There's no date at all

A detector with no date on it is almost always well past its life.

It chirps with a new battery

Many 10-year alarms chirp in a different pattern at end of life, and only a new unit stops it. See why is my smoke alarm beeping.

It goes off when you cook

Older ionization units near a kitchen are the usual cause. A photoelectric replacement fixes most of these.

It's yellowed, cracked or painted

Paint and grime block the vents the smoke has to get through.

You're selling, renting or adding a suite

Inspectors and buyers check the dates. It's easier to replace before the inspection than after.

The test button won't tell you. Pressing it only checks the horn and the circuit. An expired detector can pass that test every week and still miss real smoke. The date on the back is what counts.

Twist the alarm off its base (or look on the side) and find the manufacture date. Type the year here.

Replace one alarm or all of them?

Usually all of them, for three reasons.

  1. They're the same age. Alarms in a home almost always went up together. If one is at 10 years, the others are too, and they'll start chirping one by one over the next few months.
  2. Interconnected alarms should match. Hardwired alarms that sound together are linked by a wire, and that link works reliably within one brand. Mixing brands on the same interconnect is one of the most common faults I find.
  3. It's cheaper in one visit. The $99.99 service fee covers the whole visit, so each extra alarm only adds its installed price. Our Full House package (3 combos plus 3 smoke alarms, service fee included) covers most houses in one trip.

If one alarm was added recently, I check its date and leave it in place if it's still good and matches the rest. If you only need one unit swapped or a problem alarm fixed, that's our smoke alarm replacement and repair service.

What happens during a replacement visit

  1. I check every alarm first.about 10 min
Manufacture date, brand, type, and whether there's one on every storey and outside the bedrooms. You get a plain answer on what needs replacing and what doesn't.
  2. Power off at the breaker for hardwired alarms.
  3. Old unit and wiring plug come off the box.
The new alarm comes with a matching plug, which connects to the same wires. Nothing is moved or added.
  4. New alarm goes up on the existing box.10 to 15 min per alarm
Same brand as the rest of the system, so the interconnect keeps working.
  5. Power back on, then I test every alarm.
On hardwired systems I test the interconnect too: press one, and every alarm in the house should sound.
  6. You get a written record.
Location, type, manufacture date and test result for every alarm. Old units leave with me.

If a spot has no alarm box, such as a bedroom that never had an alarm, I'll tell you your options, and a sealed 10-year battery alarm often covers it. Most homes don't need anything new: the boxes are already there.

Can I replace a hardwired smoke detector with a battery one?

I don't recommend it. A home built with hardwired, interconnected alarms was built that way for a reason: a fire in the basement sets off the alarm outside the bedrooms upstairs. Swap one hardwired unit for a standalone battery alarm and that link is gone for that spot.

Sealed 10-year battery alarms are the right choice where there's no wiring at all, like an older home that never had hardwired alarms, or an extra alarm beyond what the code requires. We install both kinds.

Can I do it myself?

For battery-only alarms, yes. Twist the old one off, screw the new bracket up, twist the new one on, press test.

Hardwired alarms take more care. You need the right breaker, the right brand to keep the interconnect working, and a full test afterward. A lot of my calls come from people who bought the wrong brand at the hardware store, or replaced one alarm and found the others no longer sound with it. If you've already bought your own alarms, I can install the ones you supplied: the first 2 are included in the service fee.

Alarms getting old?

I check the date on every alarm, replace what's due with 10-year photoelectric Kidde or BRK / First Alert units matched to your system, test them all, and leave you a written record. $99.99 flat service fee, 10am to 8pm every day, same-day or next-day across Vancouver and the Lower Mainland.

Frequently Asked Questions

How much does smoke detector replacement cost in Vancouver?
A flat $99.99 service fee per visit plus the installed price of each alarm: $64.99 to $109.99 before GST. One hardwired smoke alarm comes to $164.98 to $169.98. A condo with two smoke/CO combos is $289.97 to $319.97, and the Full House package (3 combos plus 3 smoke alarms) is $579.93 to $639.93.
How often should smoke detectors be replaced?
Every 10 years from the manufacture date printed on the back, not from the day it was installed. Most manufacturers and fire departments, including Vancouver's, set the 10-year limit. Replace sooner if it keeps chirping after a new battery or false-alarms constantly.
Should I replace all my smoke detectors at once?
Usually, yes. Alarms in a home are almost always the same age, and hardwired interconnected alarms work reliably only within one brand. Replacing them all in one visit keeps the interconnect working and costs less, since the service fee covers the whole visit.
Is fire alarm replacement the same as smoke alarm replacement?
In a house, townhouse or most condos, yes: people call the same ceiling unit a smoke alarm, smoke detector or fire alarm. In some high-rise towers the in-suite detectors are part of the building's fire alarm system. Those belong to the strata and its fire alarm contractor.
How long does it take to replace a hardwired smoke detector?
About 10 to 15 minutes per alarm for a like-for-like swap on the existing box, plus time to test every alarm and the interconnect at the end. A typical house with six alarms takes about an hour and a half.
Can I replace a hardwired smoke detector with a battery-operated one?
It's not recommended. Hardwired alarms are interconnected, so one sounding sets off the rest. A standalone battery alarm breaks that link for that spot. Sealed 10-year battery alarms are the right choice where there's no wiring at all.
